If you take the right steps, you can have your own space and somewhere to call home. Here are some important things you should have in order before partaking in this exciting journey! 4 Tips for First Time Home Buyers

Being a first time homebuyer can be an incredibly stressful. However, the more you know before venturing into buying property, the better chance you have of coming out on top of the situation. While there is never any way to predict the future, there are always ways to prevent the worst case scenario. The following 4 tips will help you do just that. Map Out Your Monthly Bills Some people venture into house buying thinking, “Ok, we make $3,000/month. All of our monthly bills come to $1,500, so we can afford a $1,500/month mortgage.” Frankly, this just isn’t smart thinking. In fact, the typically rule of thumb is that you should not spend more than 28% of your monthly income on a mortgage payment. In this situation, 28% of $3,000 is $840. Now realistically speaking, $840 will not get you far, so you may have to roam out of this comfort zone a bit. However, spending 50% of your monthly income (especially when the other 50% is already spoken for) on your mortgage is just not a good long-term plan. If any emergency comes up, you’ll be out-of-luck when it comes to expendable cash. And if you need to incorporate […]

Miami-Dade County to Surpass Home Sales Record for 5th Straight Year

Over the past decade, the entire United States has watched the real estate industry struggle to move past the economic downturn. However, the last four years in Miami-Dade county have proven very fruitful and it’s likely that by the end of 2015, the county will beat their previous year’s sale’s record for a fifth consecutive year. According to the Miami Herald, 12,857 homes have been sold in Miami-Dade county as of December 22. At the close of 2014, 13,521 single-family homes were sold in Miami-Dade county, meaning that the record will once again be surpassed if 665 homes are sold before the end of the year. While this may sound like a lot, in December 2014 there were 1,250 sales, so it isn’t a stretch to say the county may once again surpass last year’s single-family home sales. In addition to more homes being sold, the median price of those homes also increased from 2014. In 2015, the median price for single-family homes that have been sold thus far is at $274,900, which is a 12.2% increase from the 2014 median price, which was $255,000. (Reference: World Property Journal) It is certainly valuable to buy in Miami-Dade county again, whether you […]
